DescriptionMy wife and I are planning a move to Timberon and are in the process of researching the cost of a home in Timberon. Our target date is flexible, but soon is better. One of the options that we are considering is to put a manufactured home on a permanent foundation on a Timberon lot. What we're looking for at this time is a good "ball park" figure of the costs of lot preparation from someone who knows their "stuff", preferably a established contractor in the Timberon area. What I assume would be involved would be the construction of the permanent foundation; the installation of a septic tank & field; the extension of the water line & power to the home site; what ever else would be involved. For reference sake, assume that the manufactured home is in the range of 30' x 70' and that we'd like the foundation elevation to be in the range of 3' to 4'. Also assume that the lot is relatively flat and that water and power is availiable at the lot line. Also, assume that I have no idea of what this all involves and if you would, please feel free to fill in the gaps in my rather incomplete knowledge of the construction business. Alternatively; if you're in the business of erecting "site built" from scratch or a "pre-cut/kit" in the Timberon area, I'd certainly like to pick your brain about the cost and time involved. (permit & inspection required) I also need a foundation estimate consisting of a stepped footing built from concrete block or poured concrete(Slightly sloped lot). I will be happy to provide a drawing of the foundation details. Lot location has proposed cabin layout marked on ground....24' x 44'. Cabin will be built under a "Homeowners" permit. DescriptionI am interested in having a pad built for my rv. The pad will need to be just a little more than half way up the slope. I don't believe too much shrub will need to be cleared. A couple of years ago I had a road cut and a place leveled for my rv. However, some shrub has since grown in the road and the leveled spot was never level. I am probably looking at a place leveled and possibly graveled. This might consist of some type of border surrounding the gravel. My rv is small. I think a pad approximately 12'X 18' would probably be sufficient. If pouring a foundation is the better move, then I will entertain the idea. If I can provide any further information let me know. DescriptionCarport built off side(wall) of house 12 by 24 (footers have been poured). 10 by 20 deck built level on ground( ground has been excavated, loose dirt will need to be raked level). Materials have been delivered to house. Good job for handyman with carpentry skills. Experienced builder/owner will help if necessary. Owner will be back in area when work is scheduled.

DescriptionWould like to get a bid on brush removal and general cleanup of the lot. This bid should be submitted with this in mind: would like all brush in front of cabin removed, all brush on either side of cabin remved and all brush +/- 20' from back deck removed. Also to be included is the hauling off of said brush. Would also like to include a price to have the tree in the back at the electric drop trimmed as to the bidders discretion to prevent any obstruction to the power line. Would also like a seperate bid to construct a gravel pad to the north of the dwelling, directly in front of the proane tank, large enough to accomidate a 35' motor home. In addition to the pad, include a price to install a sewer hookup and a 110 electric drop. Both the sewer and electric to be located on the cabin side of the said pad.

DescriptionThis lot was thinned before we purchased it two years ago. But, the cut trees were never removed. We feel that the cut trees are a wildfire hazzard. We are looking for a contractor who would be willing to remove the cut trees in return for keeping the profits from their efforts. Perhaps the trees can be chipped and donated for the Timberon park trails?????

Description73 Cibola Dr I need a contractor to coordinate and ovesee the installation of a water meter on to my lot and install vehicle access onto the SW corner of the lot to a depth of about 50 feet. The installation could use crushed gravel but I am open to suggestion. The entrance may require pipes or culvert for water passage if required by our covenats. This project will continue in a couple of years to include some excavation, concrete constuction and landscape irrigation installation. DescriptionWe will need someone/something to set a manufactured home, that will be delivered by Young's Home Sales, sometime in the near future. We would like to know what will be used, size of home is 60 x 16,(possibly a few feet larger). Young's advised they would take care of all their part for permits. Will there need to be a permit for setting the home where it will be permanently, or will their permits be sufficient? We, of course, would like to have an approximate cost of the service.
