My wife and I are planning a move to Timberon and are in the process of researching the cost of a home in Timberon. Our target date is flexible, but soon is better. One of the options that we are considering is to put a manufactured home on a permanent foundation on a Timberon lot. What we're looking for at this time is a good "ball park" figure of the costs of lot preparation from someone who knows their "stuff", preferably a established contractor in the Timberon area. What I assume would be involved would be the construction of the permanent foundation; the installation of a septic tank & field; the extension of the water line & power to the home site; what ever else would be involved. For reference sake, assume that the manufactured home is in the range of 30' x 70' and that we'd like the foundation elevation to be in the range of 3' to 4'. Also assume that the lot is relatively flat and that water and power is availiable at the lot line. Also, assume that I have no idea of what this all involves and if you would, please feel free to fill in the gaps in my rather incomplete knowledge of the construction business. Alternatively; if you're in the business of erecting "site built" from scratch or a "pre-cut/kit" in the Timberon area, I'd certainly like to pick your brain about the cost and time involved. I am interested in having a pad built for my rv. The pad will need to be just a little more than half way up the slope. I don't believe too much shrub will need to be cleared. A couple of years ago I had a road cut and a place leveled for my rv. However, some shrub has since grown in the road and the leveled spot was never level. I am probably looking at a place leveled and possibly graveled. This might consist of some type of border surrounding the gravel. My rv is small. I think a pad approximately 12'X 18' would probably be sufficient. If pouring a foundation is the better move, then I will entertain the idea. If I can provide any further information let me know. We will need someone/something to set a manufactured home, that will be delivered by Young's Home Sales, sometime in the near future. We would like to know what will be used, size of home is 60 x 16,(possibly a few feet larger). Young's advised they would take care of all their part for permits. Will there need to be a permit for setting the home where it will be permanently, or will their permits be sufficient? We, of course, would like to have an approximate cost of the service.
